The one-year rate is lower than the two-year rate today. That does not settle the question, because you have to fix again in twelve months and nobody knows at what rate. Here is the arithmetic, and the two assumptions that actually decide it.
Worked on a $750,000 loan over 30 years, fortnightly repayments, using rates published on 21 August 2026. Change the numbers to yours in the .
Fixing for two years at 5.69% is knowable today. Fixing for one year at 5.49% is only cheaper if the rate you roll onto in twelve months is low enough to make up the difference. The break-even is the second-year rate at which the two paths cost the same.
Break-even second-year rate: 5.89%. Below that, fixing for one year wins. Above it, the two-year rate was the better call.
Everything above is arithmetic. These two are judgement, and they are where the real disagreement sits.

Break fees if you change your mind mid-term, cash contributions some lenders offer to switch, whether you can split the loan across two terms, and your own tolerance for a repayment moving. A broker deals in exactly these, which is the point at which arithmetic stops being enough.
